2008年3月8日政治大海啸,执政党丧失4州执政权,政治的现实让政府把发展力度加重在柔佛的伊斯干达经济特区,印证本师之前新山地产将迎来「浴火凰凤」的预测。随着伊斯干达经济特区逐渐被国人所肯定与认同,加上政府大力推广,吸引外来投资客,现在一些新发展的地产项目价格也水涨船高。所以在未来,好的地点才能保证投资被保值,不然最后将成为烂尾楼!

 

新山的投资客主要是视这里为第二家园定居在此的日本、台湾与韩国客;接着是因「茉莉花效应」而来,拥有超强购买力的中东与非洲客;还有2008年美国次级房贷而牵引的欧盟信贷危机,从欧洲撤离,拥有一点龙的血脉的越南富豪。

Johor Bahru Real Estate Investment Location and Characteristics 


It is indisputable that Johor Bahru is bound to develop extensively. There is no natural disaster in Johor Bahru. Southwest Johor Bahru: Johor New Administrative Center Nusajaya (Resemble Singapore Jurong to Pasir Panjang)

Nusajaya is under flagship B of the Iskandar development project. Beside the new Johor administrative center, other prestigious projects are iAsia's first Legoland Park (Legoland), Puteri Harbour, and other world-renowned theme parks such as “Hello Kitty” to attract tourists.

Singapore based education centers has 3 campus in educity, there are Management Development Institute of Singapore (MDIS), Raffles University Iskandar and Raffles American School. . Other schools include Newcastle University Medical Malaysia Campus, The Netherlands Maritime University of Technology, the University of Southampton and the British Institute of Malaysia Marco Branch and so on. Nusajaya key driving forces are administration, tourism and education, however from Feng Shui aspect it will take quite some time for Nusajaya to be a great success. Excessive foreign investment in real estate is a good news or worries? That’s up to you to judge but to be successful effective management and coherent policies are part of the ingredients.

2013 Johor Bahru Most Potential New Development Area (Resemble Singapore Bukit Timah till Bugis)

Johor Bahru most potential new investment area will be the area toward the left of old Kempas road and Setia Tropika, it will be the future city of Johor Bahru. The area has easy access to North-South highway, East-West dock, the exchange railway terminal and also business exchange point. These few factors will attract increasing human traffic and investment funds, is whether how you can unveil this hidden potential.

This area is a model of One Malaysia. On the right is a big Malay residential area with population of near to 500 thousand and it is one of the biggest Kampong in Johor. Along the main road is a big Indian Hindu temple and opposite the temple is where the Chinese village located.
